  1. I know i'm okay with the current temperature, but I know from experience that my wife and her girl friends are consistently frozen and complaining from the second they sit in their seats. I don't know if it has gotten worse in the last few years, as I don't ever remember this being an issue in the last decade.
  2. There is a big uproar in the Elmwood Village as the city announced that they were considering re-assessing all the houses in that neighborhood. A lot of the homes over there are still assessed at really low value and have not been updated to the current market value of the neighborhood. So a lot of owners have had significantly lower taxes than the home value and are now worried their cover will be blown. I don't know if that is an area you are looking in, but something to consider.
  3. Nashville is really one of those places that is a great place for adults, as long as you have a minimal interest in music and nightlife. We were surprised how much fun you could have without really spending a whole lot. Most of the bars have great music that you can just walk in to and listen, and the drinks aren't really so crazy that you're spending a fortune each night. I would definitely recommend (as long as you can deal with the thousands of bachelorette party groups that are like a band of sorority woo-girls :sick:)
  4. Since I *know* you IRL, I'm reasonably comfortable sharing that I bought my house back in the fall of 2012 in Kenmore for $86k. It was the worst house on a nicer block at a time when the interest rates were 2.5%-3% and the prices were really depressed. It was definitely a fixer upper and I did a lot of grunt work myself over the last 5 (!) years to make it nice. Now the neighborhood comps are all in the $150k-$200k+ for the same houses that are nearly a decade old, all because the neighborhood has improved, Hertel/N. Buffalo has become more trendy, and the housing market has rebounded a bit. In terms of what I did for saving before buying, it was pretty minimal and I really scraped by on the down payment. I didn't save up much and used the low rates and FHA loan terms to only have a 2-3% down payment. I had a great credit rating (my job had me travel a lot and charge $5-10k/week on my credit card) so I was easily approved for way more than I could afford, and I am really glad I stayed in line with my rent payment at the time. I will say that the FHA low down payment sounds great, but the PMI (Personal Mortgage Insurance) premium they tack on for the first few years was a bitch that I didn't consider when I was buying - try to get rid of that asap. I personally love being a home owner, as I can work on my house and reap the equity rather than having things break in a rental, but ultimately it was mostly luck that I ended up picking the right area and timing the market right in terms of home values.   5. It wouldn't be the first time that a top 10 pick busted and had minimal impact despite apparent skill. But to your point, his play the last few games is much closer to what we were all expecting when we drafted him. Let's hope in continues.
  6. Jim Kelly's oral cancer has come back with treatment to begin soon. Just a reminder that cancer amazingly difficult to beat. I'm always impressed when someone receives a clean diagnosis after any treatment, but with a recurrence like this, his life expectancy is significantly shorter. The Buffalo community will be behind Jim in wishing him good luck and thoughts - if there's anyone tough enough to deal with it, it's him. F### cancer.
  7. Remember Brad Boyes, Raffi Torres, Steve Bernier and Dainus Zubrus? They were all great in their first games and then did nothing for the rest of the season.

  9. My dog does this all the time. If I leave clothes in the bathroom after showering, she will always grab said clothes and bring them downstairs and use them as a bed. We routinely come home after work to her sleeping on my pants/shirt. Doesn't chew them or ruin them at all, just brings them to her spot.
  10. It would be the most Bills-iest thing we can do to trade up in order to draft the 7th best QB statistically in the Mountain West Conference. I would be happy with basically every other option besides Allen.
  11. smaller player (5'10" 176) who played on Jack's wing at BU, is a 24 year old former 5th round pick in 2012 who is an AHL all star who hasn't played in the NHL for more than a cup of coffee. I suspect he is JAG
  12. What happened to picking up players to help build the team? So far we have moved exactly one player off this festering wound of a team.
  13. Exactly. We have Guhle and Borgen and then nothing in terms of defensive prospects. That was the need today to re-stock. Not an AHL all star so the Amerks can make the playoffs.

For those of you that are looking at O'Regan as the saving grace on this -sandwich trade, he was a 5th round selection in 2012 and is only crushing it in the AHL because he is an over age prospect. From my limited research, he looks like a typical AAAA player who is an AHL all star but not a difference maker in the NHL.
  15. Wasn't O'Regan the third best player on the BU line? And we complain about Erod on the Sabres at all. O'Regan isn't a prospect. He's almost 25 ffs.
  16. Peters and Rivet just said the condition on the 1st rounder is re-signing with SJS. Otherwise it is a 2nd rounder. Well that really friggin sucks. Trade is now bad.

  22. Unless Botterill is sitting on offers and he's just waiting for dominoes to fall and he can pull the trigger on multiple trades in quick succession.

  24. Reilly hasn't gotten more than 11 or 12 mins in his last 5 games. Supposedly a big offensive defenseman. Hoping he can be pretty cheap if we are trying to acquire since his TOI and points don't look like anything special.
  25. It's both exciting and nerve wracking. Things being this quiet could be something huge or could be legit zero interest and hugely disappointing.
